When is rent due?                       
On the first of every month. If for any reason your rent payment will not be on time, please call us at 626.859.0101 immediately




What if my rent is late?                       
If we have not received your rent payment, and we have not heard from you by the 6th of the month, we will be forced to charge a $25 late fee.



Is there an application fee?
                       
$30 application fee/credit verification.



Why do I have to pay an application fee?                       
In order to provide the best possible prospects for our owners, we run a complete background check as part of the application process. This amount covers the time and services necessary to complete the check.



How much is security Deposit?                       
One month rent amount plus $300 for 620 and above credit score. One and a half months rent for credit scores of 579-619. 2 months rent for 578 and below credit score.



How much is a pet deposit?                       
$300 per pet

What utilities will I need to pay for?                       
Refer to your rental agreement to find out what utilities you are responsible for. All utilities that you are responsible for must be switched into your name on or before the first day that you occupy the property.



What personal documents will I need to provide to rent this property?           
Copy of your 2 most recent pay stubs, social security number and driver’s license.



What do we need to do in order to rent this property?                       
(1) Complete an application (2) Provide a deposit (3) Sign a lease agreement. These 3 things will take the property off the market and will initiate the background check and approval process.



What does the background check consist of? 
Based on the information on the application we will run a credit check, call the former landlord for a landlord reference, and contact your employer for employment verification.



Who is responsible for maintaining the landscaping? 
The owner will hire and pay a landscaper to maintain the yard.



Can I paint one or more rooms?
Any modification to the property must first be cleared with the property management company (FTI Property Management). Typically, tenants are not allowed to make any modifications to the property.
